Suppose you are hiring a participating realtor to sell your property, for example, a property selling for $400,000 with a listing side commission of 3% ($12,000 gross). When the property sells, that realtor ZEROS OUT the net commission as long as you agree to write a check in the amount being zeroed out to the MISSION OF YOUR CHOICE.
The realtor gives his time and efforts to the mission, and you, as seller, get a write-off deduction for cutting a very nice check (usually very close to the example of $12,000) to a mission. The mission takes that gift and puts it to use – usually impacting many people.

God takes what is normally about 40 or 50 man hours of effort to sell a property, then blesses the seller with a tax deduction plus the good feelings of giving to the mission of their choice, then the mission puts that to work helping hundreds and in some cases thousands of people – and if that is not enough the Realtor is blessed with additional clients from referrals from the people involved.
